Sensitive restoration of a fine 1790s building in Scotland’s capital city, which involved Granada Glazing, has created Mode Aparthotel Edinburgh, offering 82 contemporary, stylish studios, one and two-bedroomed apartments.
The Queen Street building is a significant part of the original fabric of Edinburgh’s New Town; an area of perfectly preserved, neo-classical and Georgian architecture – and one of the most important examples of urban planning in Britain.
The building’s listed status meant the primary windows could not be changed, in order to maintain the essential character and aesthetics of its external appearance.
However, the original single-glazed units needed an efficient and modern solution to improve their thermal insulation.
Granada Glazing’s secondary glazing was specified to significantly reduce heat loss and improve the thermal performance of this historic property, that is now an urban chic living space.
The company’s specialist team devised a bespoke system, using balanced vertical sliders and heritage hinged units to fit discreetly with the existing primary windows.
Powder coated in a white finish, the slimline secondary frames mirror the style of the original windows, making them virtually undetectable from the inside or outside.
While having no visual impact on the façade, their 4mm toughened Low-E glass makes a dramatic difference to heat retention within the building.
Low E glass has been specifically designed to reflect heat back into the room and can achieve a U-value of 1.87 W/m2K.
Using this type of glass for secondary glazing can help to improve a building’s thermal performance, reducing its carbon footprint and lowering energy bills.
Used in conjunction with traditional box sash windows, secondary glazing vertical sliders are an elegant solution to reduce heat loss and create a warmer, quieter environment for occupants. A tilt in option enables both panels to individually tilt inwards for easy cleaning.
Trickle vents were installed to ensure air circulation within the window cavity, which aids the reduction of condensation. An additional benefit of installing secondary glazing in a busy city centre location is a substantial reduction in external noise.
