Euroroof BUR Warm Roof System has been specified for use in the refurbishment of a damaged pitch roof construction on Edgewood Road.
78c-100a Edgewood Road is a multi-functional development, which comprises single floor retail establishments and two storey residential properties.
Its original pitched roof construction, which was finished with a bitumen felt waterproofing system, was in need of attention. Upon carrying out a full site inspection, Alumasc discovered that several failed repair attempts had been undertaken.
The company identified several serious instances of failure, including numerous points of splitting and tearing of the original membrane. The system’s deterioration had also exposed the decking, exposing it to the elements and compromising its structural integrity.
Deflections between the rafter centres indicated that the decking was damaged; the material suffered high levels of water entrapment in multiple locations.
Following its assessment, Alumasc deemed the saturated decking board a danger to the establishment’s occupants and operatives. As it was no longer classified as a suitable structural solution, the board needed to be removed and replaced with an alternative.
To fix the development’s roofing system, the deck was removed and replaced with a Plywood/OSB3 deck, which complies with current Building Regulations and Alumasc’s recommendations.
New timbers were cut in to replace areas of the frame that had suffered from dry/wet rot, restoring the building’s structural integrity before the installation of the new decking material.
The Euroroof BUR Warm Roof System was specified to replace the original, failed system, allowing the building to achieve its required minimum U-value of 0.18 W/m²K.
To fit the curved profile of the development’s pitched roof, the system was supplied in bespoke manufactured rolls, which were installed to pre-determined roll lengths to increase coverage and minimise site waste.
Applied in ZK primer, Euroroof Self Adhesive Vapour Control Layer (SAVCL) PLUS was used in the strip and replacement of the decking to limit potential fire risk throughout the course of the refurbishment. Once the combustible materials had been encapsulated, torch applied membranes were used.
