Farrow Court Sheltered Housing in Ashford, Kent has turned to UZIN to help solve problems caused by anhydrite screed.
One of Ashford’s oldest sheltered housing schemes, Farrow Court was recently granted planning permission to redevelop the site, to provide a dementia-friendly facility with a much larger day centre to be used by residents, as well as the local community.
Oxden Floor Limited was eventually contracted to supply and install floor coverings to 33 flats and the communal areas, totalling 4,000 square metres as part of Phase 1 of the new build works.
Due to design oversights, a pump-able anhydrite screed was applied to the first and second floors, creating a number of issues. There was evidence of laitance on the surface of the anhydrite substrate and areas of damaged floor screed caused by ingress of rain and cracks.
Oxden Floor Limited also advised that moisture measuring was required to establish the moisture content within the screed.
Oxden Floors Limited approached UZIN to undertake the moisture testing and provide a recommendation. It was determined that the laitance needed to be removed and the damaged areas of screed repaired.
Following the results of the moisture testing, Oxden Floors Limited applied two coats of UZIN PE 404, a coat of UZIN PE 280, topped with UZIN NC 150 for reading between 75-80 per cent relative humidity (RH).
Two coats of UZIN PE 425, two coats of UZIN PE 404 and a coat of UZIN PE 280 were applied for readings between 80-90 per cent, finished with UZIN NC 150 water mix smoothing compound to provide a solid and sound base in which to commence the floor covering installation.
UZIN 57 carpet adhesive and UZIN KE 2000 S pressure sensitive were used to install the carpet and vinyl floor coverings respectively. All products have been awarded an EC1 plus classification for being very low emission and ideal for use in sensitive environments such as sheltered housing.
Despite the complications with the screed, the work was completed within the 10 week deadline. The final finish of the subfloor preparation was well received by all and ensured a quality finish for the carpet and vinyl installation with the use of UZIN adhesives.
