A block of apartments in the world-famous waterfront location of Liverpool’s Albert Dock, have been transformed by Novus Property Solutions.
The National maintenance, refurbishment, and new build contractor, Novus Property Solutions, hoped to bring the building back to its former glory. Managed for the past two years by Premier Estates, the Royal Quay was in a poor state of repair, due to its exposed location on the quayside, the 200 apartments overlooking Liverpool’s Albert Dock area.
In July 2016 preparations began and the team started working to demanding Swedish Standards to protect all the steelwork from the elements for much longer, which was vital considering the building’s exposed waterfront location.
The building was jet washed and steelwork mechanically prepared using needle guns, hand grinders and rotary wire brushes, prepared by the team from Novus’ Liverpool office. In addition, the waterproof membrane was uplifted and relayed to the penthouse balcony flooring and all external windows were sealed due to water ingress within some apartments.
The Novus team faced some challenges as they were unable to use scaffolding in certain areas due to limited access to external areas, using a selection of access equipment instead, such as cherry pickers, scissor lifts, mobile access towers, tube and clip fixed scaffolding. In addition, alternative arrangements had to be made for residents to store their vehicles to avoid damage during the works, as the building was built on stilts with a car park below.
The building was completed in December 2016, the project spanning five-months. Senior estates manager for Premier Estates’ northern team, Chris Brocklehurst said that the project was a challenge, but Novus carried out works to an excellent standard, creatig minimum distruption for residents living at Royal Quay.
